April 2008 Update

Good day all,

Spring is in the air with lots happening in Pueblo SacBe. Many houses are being built, small and large creative homes, humble and extravagant abodes, with a lot of talented trades people leaving their signatures on the land. Please check out all the new pictures of the houses and gardens of the villagers.

An article about homes in Pueblo SacBe appeared in the March edition of the National Geographic Traveler. It is in Spanish and really is more about the builder, Guillermo Siliceo and his new project, than us, but it's pretty cool to have SacBe homes in such a magazine.

We have also included a recent article from Cancunissimo about Pueblo SacBe with pictures of our common areas and waterfalls. In the article, they call us the green bellybutton of Playa del Carmen.

Now, some good news about the planned highway bypass. Originally the bypass was planned to cut through the southeast corner of Pueblo SacBe and continue along our southern border, which would have had a substantial impact on the village. Last month the bypass route was published in the newspaper, which helps to validate the project, and it only touches a corner of our property and keeps heading southwest. Check out the new plan. We still plan to plant bamboo along the inside border of the new highway to give us a noise buffer. There is equipment working on the bypass already just south of us.

The municipality is also planning a twenty meter wide boulevard, which will come from the highway along our southern border, heading west, giving us better access, as well.

We were hoping to have all of our legal work and the Condominium Regimen finished before this administration left office, but there are a couple of hurdles still to be jumped. One of the changes we have to complete is a new water study, as the CNA, Commission Nacional de Aqua, or National Water Commission, doesn’t allow one well per lot, as we had planned. An engineer from Chetumal has started the new study for us, and we will be delivering water to each lot using a three inch pipe. Our team is focused on completing the titling process and we will be working with the new administration which takes office on April 11, 2008.

The water study must be completed before the issuance of titles, although the actual installations can be finalized within a year of the registration of the Condominium Regimen. Pueblo SacBe will have the concession from CNA and there will be a charge for the amount of water used payable to the Civil Association and then to the government.

Once we have completed the water study, and make our presentation to the new administration, including the several studies already finished, we will be issued the ‘Licencia de Fracciamiento’. With this license we can register the Pueblo SacBe Civil Association and the Condominium Regimen and then issue individual titles. We are working to have these in the next few months.

We are getting close to having all the roads completed. Once the roads are finished to their destinations, we will be widening them and laying much more sascab, the crushed white limestone. We have been building all the roads by manual labor, as this has less negative impact on the environment than heavy equipment. We will be hiring a water truck to wet all the streets and a large roller to compact them. Once wetted and rolled, the roads will last much longer without pot holes.

We are working with a new law firm, Vela Esperon, to finalize the Condominium Regimen. Their firm is responsible for procuring titles for Playacar and Puerto Aventuras and they are very thorough and professional.
